Baseline Investment Group offers cash investors an extraordinary opportunity to diversify their portfolio in the high-yield real estate market. Our strategy is simple: We pool money from our cash investors and use that money to make loans to property investors looking to purchase, repair and resale distressed homes in the Southeast. We take the interest-only payments from the property loans and pay our capital investors their return.
A twelve-month investment period is required with a minimum of $50,000. There are NO commissions or “sales load” taken out of your investment. The return for our cash investors is typically an annual yield of 8 to 9 percent. Our investors are issued a monthly check on the 1st of each month. The table below shows the annual interest for various initial investments, assuming an 8 percent return.

Baseline Investment Group has established several provisions to reduce the risk for our cash investors. Consider the following:
The loan issued on any property will never exceed 60 to 65 percent loan-to-value. In most cases, it is less, providing protection for our cash investors and for us.
Baseline Investment Group holds the lien on all of the properties acquired and is listed as the loss payee on the insurance policy. The title remains in the name of the property investor. An additional promissory note is issued to our cash investor, listing him or her as the beneficiary of the lien. In other words, as a cash investor, your investment is completely secured by a first mortgage on a single-family home.
In the event of a property investor defaulting on the loan, Baseline Investment Group will take over the home. The company will then either refinance the home or auction it at 60 to 65 percent of the market rate to reimburse itself for the purchase. This process ensures that all cash inventors are completely protected.
Finally, Baseline Investment Group has made it easier than ever to invest. Our company maintains a relationship with Equity Trust, a billion-dollar self-directed IRA company.
