At Baseline Investment Group, our principal business is providing short-term/bridge loans to property investors on distressed properties. Most loans range from $50,000 to $100,000 and are for single-family homes that require cosmetic or structural repairs. No commercial properties are accepted.
A loan from Baseline Investment Group offers several advantages for property investors. First, we can usually close a deal in three to five days; traditional lending institutions take 30 days to complete a purchase. More importantly, we close all of our deals with cash for the property investor, giving him or her much more leverage as a buyer. The bottom line: a quick closing with cash results in the best price and a greater return on investment.
Funding from Baseline Investment Group has several criteria that must be met before a property investor qualifies for a loan:
Property investors must be pre-approved by a traditional bank for refinancing or a take-out loan.
Our company only loans up to 60 to 65 percent of a property’s after repair value, or ARV.
We require a detailed report of all repairs needed and send out an independent home inspector to verify the repair list.
We provide the exact amount at closing, with repair monies held in escrow. We wire repair money directly to a contractor only after his work is completed and inspected. Baseline Investment Group dispatches an independent home inspector to assess the repair before we release any funds to the contractor. This process protects our assets and, in turn, protects our cash investors.
Our loans are for a maximum of twelve (12) months, with 13.9 to 14.9 percent interest due monthly. There is no pre-payment penalty if the loan is cashed out early. Points and fees vary on the loan amounts, but generally it costs the property investor four to six points to close, which is financed into the loan.
